FAQ

Where are you located? Do you have an Office?

Lower Cape Property Management is located at 39 George Ryder Road in Chatham within our sister company's building, Cape Cod Tree and Landscape.   We are located next to Ocean State Job Lot and behind Meservey Shell Gas Station and Car Wash.  We encourage our customers to stop by and say hello.  Our office staff Beth and Danielle are here Monday-Friday 8 am - 5 pm.  Owners Chris and Virginia Smith are also there, if not with customers, and can be available by appointment.  Our conference room is also available for outside use.  We have hosted Small Business Marketing seminars and Local Association/Chamber Networking Events.

How do I make Payments?

We accept most major forms of credit cards via the Customer Portal or through the emailed invoice link.  If approved a head of time by LCPM's owners, checks can dropped off or sent by mail to our mailing address: 39 George Ryder Road Chatham, MA 02633.  We also accept payments via VENMO user name: @lowercapepropertymanagement.

How am I Invoiced and what are the Terms?

LCMP invoices weekly for routine services and packages and upon completion for larger projects and one time services.  Invoices are due upon receipt.  Payments not received within 30 days of invoicing date are subjected to a $15 late fee or 1.5% whichever is greater.  Balances past due over 60 days are sent to a 3rd party collections agency for remittance.

 

Coming Soon: To better assist our customers we offer a free Customer Service Portal Website. From this website you can pay your bill, ask questions, request service, sign up for auto-payments, and report concerns. You can also see your account balance, invoice, and payment history.

Are you Bonded and Insured?

Lower Cape Property Management, INC is fully a Bonded and Insured company.  We carry Workmen’s Compensation, General Liability, Bonded and Auto Insurance for our Vehicles.

What Services Do You Offer?

LCPM offers Home Watch and Key Holding services with licensed professionals.

Weekly, Bi-Weekly Visiting with a minimum of 4 month contract.

 

If you have a second home or investment property, LCPM can schedule:

We are in based in Chatham and at this time we only service Chatham, Harwich, Brewster and Orleans.

What Home Watch Plans do you offer?

Home Watch Plans:

 

Platinum Plan:  $109.99 per week

4 month minimum/additional months

  • 2 visits inspection visits weekly (8 visits total per month) with photos and checklist/report emailed to customer

  • Post storm property check with photos and checklist/report emailed to customer

  • 1 Alarm response visit – (Included)

  • Additional visits * – $55.00 first hour – $35.00/hr (see additional pricing info)

* Excludes Holidays and Weekends

 

Gold Plan:  $74.99 per week

4 month minimum (Nov – Feb)

  • 1 visit weekly (4 visits per month) with photos and checklist/report emailed to customer

  • Post storm property check with photos and checklist/report emailed to customer

  • 1 Alarm response visit – (Included)

  • Additional visits* $55.00 first hour – $35.00/hr (see additional pricing info)

Silver Plan:  $ 54.99 bi-weekly

  • 2 visits per month with photos and checklist/report emailed to customer

Key Holding/Point of Contact Plan:  $19.99 /per week

  • All visits* $55.00 first hour – $35.00/hr (Defined further in contract)

Rental Change-Over Inspection:  $ 55.00 Per Inspection (for Home Watch/Key Holding Customers only)

 

Need someone to be at your home to receive a delivery or meet the plumber outside of your Home Watch Plan?  We also offer unscheduled visits.  See additional pricing for details.

*Additional Pricing for Unscheduled Visits and Additional Alarm Response Fees for Home Watch Package Customers:

  • Unscheduled visits outside of home watch visits in selected package plan is $55 for the first hour and $35 for every additional Monday – Friday.  

    • Unscheduled visits include, but are not limited to: pre and post stay requests (including but not limited to: turn up/down heat/AC, etc.)

    • picking up a package,

    • Meeting a vendor/service provider to allow access to the property and/or home to provide a service,

    • Meeting a vendor for a service quote on behalf of the property owner,

    • Accepting a delivery on behalf of the home owner.

    • Pre-storm preparedness (putting away deck furniture and  umbrellas, etc)

                       

  • Additional alarm responses outside of package on weekdays between 8am and 5pm is $75.00 per call. Detailed findings report and photographs provided by emailed.

  • The rate for “After hours” alarm responses from 5 pm to 8 am and weekends are $150.00 per call. Detailed findings report and photographs provided by emailed.

  • Holiday Alarm Responses is $200.00 per call. Detailed findings report and photographs provided by emailed.

Properties with several outbuildings and/or large homes 2400 sq ft or more may require additional charges.
